Rent Reviews

If a landlord or a tenant are unable to agree a revised rent between themselves they are represented by a chartered surveyor or commercial property valuer. Our Professional Services department comprises a dedicated team of very experienced and highly qualified experts being either fellows or associates of the RICS, SCS, IAVI or CI Arb.

CPO’s

The proliferation of national infrastructural schemes in Ireland over recent decades including such obvious schemes as roads but also various piped or cabled services and more obscurely airfield and port developments. In almost every case it involves the compulsory purchase of privately held lands. The Professional Services department have a team of specialists in the area of CPO and will be pleased to discuss your entitlements including the right to recover professional fees.

Rating

The burden of rates is carried entirely by the commercial sector and is a now serious overhead in any business such that any opportunity to make savings must be pursued. Where a property is newly constructed or where there are other material changes, a property can be re-valued and the occupier gets a chance to make submission. Further, the system of assessing the rateable value is to be changed under the Valuation Act 2001 and as a result the whole country is to be re-valued in the next several years, and thereafter at five yearly intervals. The Professional Services team can assess and appeal your property’s rateable valuation, which can lead to significant savings.

Experience of lease structures and their implications at rent review and relevant case law. Introducing different approach methodology if appropriate in addition to negotiation skills, the opening sorte, manoeuvre and art of persusion. Technical knowledge and familiarity with third party appeal procedure determinable by Independent Expert requiring wordsmith abilities in preparation of an effective précis of evidence / counter submission, and in the case of Arbitration, if held orally, requiring an articulate and competent argument challenging either content or relevance of opponent’s evidence.

CPO’s

The process for assessing CPO compensation is assessed under statutory rules which bear little relationship to the more familiar civil claims we read about or encounter in our daily lives and it requires specialist advice to maximise a claim. Our team of CPO specialists will carefully guide you through the maze of regulations and case law and negotiate the best compensation on your behalf.

Ratings

Our specialist valuers can examine the proposed assessment and make submission on your behalf and appeal to the Valuation Tribunal as necessary. At times we are able to achieve substantial savings and even have a property de-listed.
