  • The Dublin flexible (flex) office market continues to enjoy improved demand as a growing number of occupiers adopt more fluid and flexible working patterns. 
  • In the full year 2024, there was nearly 7,300 sq m of take-up by flex office operators in the Dublin market. This included notable deals at 3-8 Hume St. and at The Freight Building, where new entrant operator xDanu signed a long-term lease with landlord Glenveagh Properties.
  • In Q1 2025, CBRE Ireland hosted a group session to survey 13 of the leading flex office operators in the Dublin market. In this report we detail some of the results from that survey titled the ‘Dublin Flex Office Operator Survey 2025’.
  • The survey found that over 60% of respondents identified ‘Financial & Professional Services’ as the primary source of demand for desk space during 2024. 
  • It found that occupancy remains strong among the operators surveyed, with an average occupancy rate of nearly 80%, excluding outlier operators that were in early start-up mode.
  • The average number of annual desk sales across the operators surveyed was 324, and on average, the cost for a desk in a flexible office in Dublin can range from €600 to €800 per month, largely unchanged from 2023.
