Our Planning Team excels in providing clients with expert advice tailored to facilitate new development initiatives. Our approach involves a comprehensive assessment of needs, thorough understanding of potential impacts and risks, and effective advocacy for social, economic, and environmental benefits. We conduct comprehensive appraisals and feasibility studies to evaluate a site's development potential from a planning perspective, including an investigation and assessment of its geographical context, planning history, and policy framework.

Our Planning Team has an acute understanding of the Irish Planning System and thus excel in crafting and overseeing meticulous planning applications to mitigate against planning risks and streamline application processes. We work across a diverse range of projects, spanning various types and scales, including Large-Scale Residential Developments (LRD), Strategic Development Zones (SDZ), Strategic Infrastructure Developments (SID), and applications within the Public Sector. Our Planning Team also prepare comprehensive and compelling Responses to Request for Further Information (RFI) / Clarification of Further Information decisions.

Our Planning Team has a strong record of success in preparing First / Third Party Appeals for our clients. Through strategic partnerships with professional and legal experts, we assemble and collaborate with skilled teams to challenge / defend planning decisions effectively. Our experience includes offering strategic advice, drafting comprehensive evidence, and providing persuasive testimony at oral hearings. Additionally, we offer expertise in providing planning guidance on legal matters.

Our Planning Team undertake Environmental Impact Assessment (EIA) Screenings to determines whether or not specified public or private developments are likely to have significant effects on the environment and, as such, if an EIA is required. Throughout the EIA process, we expertly navigate clients, offering specialised planning guidance and overseeing inputs from a range of experts. Our extensive network includes esteemed professional consultants across Ireland and the UK, enabling us to assemble top-tier teams from various disciplines to undertake Environmental Impact Assessment Reports (EIAR), if required. Our Planning Team has a track record of preparing and submitting EIAR for significant development proposals in both the public and private sectors.

Our Planning Team has expertise in crafting planning policy documents and plans for both urban and rural areas throughout Ireland and the UK. Our bespoke plans aim to foster proper planning and sustainable development, champion sustainable communities and enterprise, and conserve and promote both our natural and built heritage. Moreover, we have devised comprehensive visions, strategies, and objectives to address challenges like vacancy / dereliction while promoting urban regeneration, placemaking, tourism and conservation initiatives. Furthermore, our Planning Team leads multifaceted design teams in designing bespoke masterplans tailored to different land uses and geographical settings. These plans are meticulously developed through a collaborative and holistic process, integrating community feedback, professional expertise and thorough environmental evaluations to ensure their resilience. Moreover, in collaboration with our Building Consultancy Team, we generate Design Concepts for various development types, which serve as a guide for forthcoming development initiatives.

Our Planning Team prepares compelling Submissions on development applications, as well as Forward Planning documents such as Development Plans and Local Area Plans, along with Residential Zone Land Tax (RZLT) designations. We provide strategic guidance to our clients, advising on the most suitable approach for their Submission and prepare compelling arguments accordingly.

Our Planning Team possesses extensive expertise in preparing a variety of audits and assessments essential for the planning application process and informing Forward Planning, including: Town Centre Health Checks; Retail Impact Assessment; Childcare Demand Report; and Community, Cultural and Social Infrastructure Audits. Additionally, we provide specialised planning guidance overseeing inputs from various professional experts, leveraging our extensive network to procure suitable consultants for any required audits or assessments.

Our Planning Team collaborates closely with the application design team to ensure adherence to planning conditions outlined in a grant decision by the planning authority. Additionally, we conduct Planning Due Diligence to help clients comprehend and mitigate risks associated with property acquisition, sale, or funding. This involves a thorough appraisal to establish planning compliance and liabilities, offering a tailored assessment to address regulatory and financial risks according to the client’s requirements. In cases where the necessity of planning permission for a certain type of development is uncertain, our Planning Team can draft and submit a Section 5 Declaration to the planning authority. This declaration helps clarify whether or not the development is exempt from planning.

Our Planning Team thoroughly assesses the need for community engagement and identifies the stakeholder groups most impacted by proposed developments. This involves evaluating the requirement for public consultation, stakeholder engagement, and project awareness / promotion through various channels such as workshops, social media, open-house sessions, and public exhibitions.
